Zoning check — what your lot’s zoning actually allows
Parcela finds the zoning district that applies to your parcel and pulls out the limits that decide what you can build: the district and permitted uses, floor area ratio (FAR), maximum height, setbacks and lot coverage.
Check my parcel’s zoning →How to check a parcel’s zoning
- 1Pick the parcel. Enter the address or APN — Parcela locates the lot and queries the local zoning layer and the county parcel data.
- 2Read the limits. The app extracts the zoning district and permitted uses, FAR, maximum height, front/side/rear setbacks and lot coverage.
- 3See what you can build. From those limits, Parcela computes the buildable envelope and proposes A/B/C development scenarios.
Zoning and the value of land
The district, FAR and height directly determine how much floor area a lot can carry — and therefore its value to a builder. Parcela turns the zoning limits into a buildable envelope and costed scenarios.
Before you apply for a variance or rezoning
A variance or rezoning takes months and is never a sure thing. Parcela reads the current district limits immediately, so you can judge whether the by-right potential is enough — or whether a rezoning is worth pursuing — before you commit.
Frequently asked questions
How do I find the zoning of a property in the U.S.?
Zoning is set by the city or county zoning ordinance and shown on the local zoning map. Parcela locates your parcel, identifies its district (such as R-1 or R-2) and reads the ordinance’s key limits for that district in one step, instead of you searching the local map portal.
What does FAR mean?
Floor area ratio (FAR) caps the total floor area you may build relative to the lot area. A FAR of 0.5 on a 6,000 sq ft lot allows about 3,000 sq ft of floor area. It is one of the main controls on how much you can build.
Which zoning limits does Parcela read?
The district and its permitted and conditional uses, FAR, maximum height (in stories and feet), front/side/rear setbacks, and lot coverage. Overlay districts and historic designations are flagged where available.
Can I scan a zoning or permit document?
Yes. The OCR feature lets you upload a scan of a zoning ordinance excerpt, a zoning verification letter or a permit, and Parcela reads the parameters from it with AI.
