How to find a parcel’s buildable area

Is a residentially zoned lot always buildable?

A residential district is a precondition, but buildable area also depends on setbacks, easements, hazards (FEMA flood zone, steep slope) and utility access. Parcela cross-checks these rather than trusting the district alone.
