What data does the Parcela report cover?
The parcel (boundary, area, legal description from LINZ NZ Primary Parcels), the district-plan zone and its rules (permitted activities, building/site coverage, height, yards, height in relation to boundary), flood and slope hazard layers, fault-avoidance zones, servicing, and overlays such as significant natural areas, heritage and designations.
Is the parcel boundary official?
Yes. Parcela uses LINZ NZ Primary Parcels — the national survey-accurate cadastre maintained by Toitū Te Whenua Land Information New Zealand under the Torrens system (Land Transfer Act 2017). It is the same authoritative boundary that underpins the record of title, though it does not replace a registered surveyor’s peg-out for construction.
Does the report replace a LIM, geotechnical or legal review?
No. It is a decision-support layer built from official open data. A council LIM (Land Information Memorandum), a soil/geotechnical investigation, a registered survey, and a title and consent review by a solicitor are still required before you buy or build.
