Do the scenarios account for shadows?

Yes — each scenario can be run through the 3D sun and shadow study, including its overshadowing impact on neighbouring buildings and its compliance with the height in relation to boundary.

Do the scenarios respect the district plan?

They are fitted to the buildable envelope derived from the plan (coverage, height, yards, HIRB). They remain an indicative site-yield study — the final design is drawn by an architect or designer.
