Zoning bylaw check — what your lot’s zoning actually allows

Parcela finds the zoning bylaw that applies to your lot and pulls out the limits that decide what you can build: the zone and permitted uses, floor space ratio (FSR/FAR), maximum height, setbacks and lot coverage.

How to check a lot’s zoning bylaw

  1. 1
Pick the lot. Enter the address or PID — Parcela locates the lot and queries the municipal zoning bylaw and the provincial parcel layer.
  2. 2
Read the limits. The app extracts the zone and permitted uses, FSR/FAR, maximum height, front/side/rear setbacks and lot coverage.
  3. 3
See what you can build. From those limits, Parcela computes the buildable envelope and proposes A/B/C development scenarios.

Zoning and the value of land

The zone, FSR/FAR and height directly determine how much floor area a lot can carry — and therefore its value to a builder. Parcela turns the bylaw limits into a buildable envelope and costed scenarios.

Before you apply for a variance or rezoning

A variance or rezoning takes months and is never a sure thing. Parcela reads the current bylaw limits immediately, so you can judge whether the as-of-right potential is enough — or whether a rezoning is worth pursuing — before you commit.

Frequently asked questions

How do I find the zoning of a property in Canada?

Zoning is set by the local municipality’s zoning bylaw and shown on its zoning map. Parcela locates your lot, identifies its zone and reads the bylaw’s key limits for that zone in one step, instead of you searching the municipal map portal.

What do FSR and FAR mean?

Floor space ratio (FSR), also called floor area ratio (FAR), caps the total floor area you may build relative to the lot area. An FSR of 0.6 on a 500 m² lot allows about 300 m² of floor area. It is one of the main controls on how much you can build.

Which zoning limits does Parcela read?

The zone and its permitted and conditional uses, FSR/FAR, maximum height (in storeys and metres), front/side/rear setbacks, and lot coverage. Overlays such as a Development Permit Area or heritage designation are flagged where available.

Can I scan a bylaw or permit document?

Yes. The OCR feature lets you upload a scan of a zoning bylaw excerpt, a development permit or a letter of approval, and Parcela reads the parameters from it with AI.
